Yesterday was a bit sobering. The house appraisal happened, and the guy doing it was...blunt about the prospects.

  • Our master bath is reduced to a half-bath due to lack of a sink
  • There's no longer an HVAC unit
  • The gas heater doesn't work without a working HVAC
  • There's no working hot water heater
  • Evidence of mouse infestation
  • Cracks in walls from foundation settling
  • Garage can't take a vehicle, so it's now a storage building (and in bad shape)
  • Two holes in the roof with potential damage in the ceiling

Those were the major reductions to expect. Add on that the quotes many sites use list the house as being built in 1991 (it was most likely the 60s), and... I'm wondering if $60K for the house might actually be on the high side of the potential market value. Especially since only two other houses in the neighborhood have breached $100K, and one of them hasn't sold in over a year (and has had its price reduced twice after renovations).

The chances of potentially keeping the house might have gone up, but at what cost? There's a lot we could do to improve things without going nuts on spending, but we need time to do so. I wanted to add solar panels to the back yard, and switch to solar water heating once things settle down. We don't plan on staying forever, but I'd like to be able to do something before we leave the house in someone else's hands.

I haven't had time to truly calm down since my late uncle's death earlier this year. Going from one crisis to another has taken a massive toll on me, and I need downtime. Staying here a bit longer would definitely help me finish getting things in order, and maybe find some closure with my family after everything that's happened.

Claws crossed that we get that chance. If not, we're probably gonna be dumping a lot of things into second-hand shops without getting much out of it in the process.
